The Parks Department finished up installing the playground equipment over the winter, complete with a thick mulch bed underneath it all. If you have not had a chance to see it yet, check it out. Your kids will be sure to love it.
Minutes of Weatherstone Estates Owners Association Trustee Meeting – March 22, 2011
Meeting started at 7:30 PM at the home of Steve Wagenfeld. All were present, although Rob arrived about 30 minutes late.
We selected Zieler as our landscaper for 2011 by a 4 to 1 vote.
We discussed the agenda for the May 3rd general meeting.
We decided that fees would remain at $435 for 2011.
Nina, Steve M, and possibly others will meet with Ziehler next week to discuss cleanup work to be performed, seeding, tree replacement, and sprinkler and lighting issues. Nina will arrange the meeting.
Steve Markman would prepare a letter to homeowners to invite them to the general meeting and advise that fees are due.
Ziehler has been selected to again provide lawn and landscaping services for our common areas. They have agreed to offer a discount to our community if you would like to take advantage of their services. Below is a communication from Andrew Ziehler.
We would like to offer residence of Weatherstone a 10% discount off of any complete Lawn Care, Tree & Shrub Care, Perimeter Pest Program, or seasonal lawn mowing service for the 2011 Season. If all homeowners were to sign up for one or all of these services we would be happy to put together a much deeper discount program. Some of you may have noticed that the construction on our park has begun. I had a chance to speak to the guys putting it together, they said most neighborhood parks are about 50 feet by 50 feet, ours is going to be 50 feet by 100 feet. Providing we have good weather, our park should be here in no time.
I spoke with Bob at the parks department today. He said that we are still on the schedule for our equipment to go in this month (October).
I asked what we were able to get with the budget that we had, to which he responded:
The modular structure – I think this is a the larger piece that was selected
Swingset complete with the “Strap” swings and baby swings
Tire swing
At the HOA meeting last week, there was a lot of interest in a night light for the entrance into our neighborhood on Ensley. I contact DP&L today, this is a service they provide. For about $19 per month, we can have a night light placed on one of the existing power poles. If they determine that an additional power pole would need to be installed to get the lighting desired, there would be an additional $1.78 a month charge.
With our 41 homes here, this would amount to about $.50 each per month.
This would be a separate light from the ones that currently (not) light up the sign, this would light the entire entrance.
Does anyone have any feelings one way or another on having a night light installed?

Well, we had our HOA meeting last night with Generation3. There were about 14 families represented there last night.
We had a chance to talk about many things, I will try to list what I can remember:
– The land behind our neighborhood has been sold to Hill (Inverness Homes). They are expected to start building back there sometime in 2012. The original plan for Weatherstone was to include 93 homes, so far only 42 have been built. As the new homes come online, they will contribute to the HOA financially. The new section will also have their own HOA, yet continue to provide funds for our HOA. The development of the new section will follow that of ours, at least 50% of the exterior to be brick and maintaining minimum square footage of the home. Hill also purchased the remaining two lots in our neighborhood.
– We learned that Summerford will be extended into the new development, this will ultimately allow for access out to Social Row at some point.
– Generation3 was ill-prepared for the meeting in regards to the financials as none of them were brought to the meeting. This was of great concern to those who attended the meeting. They have promised to provide this information to us.
– There are currently some neighbors who have not paid their dues for 2010, there are also a couple that have not paid for 2009.
– The lighting in the front of the property was another discussion. To date, Ziehler Landscaping has been repairing/replacing light bulbs as needed.
– Generation3 informed us they will not be picking up the costs to reseed the front lawn as previously stated from the damage due to the installation of the sidewalk.
We now have five directors on our board: Steve Markham, Steve Wagenfeld, Nina Spitler, Susan Gillespie, and Rob Baker. I think there was enough interest in the room that we could of had ten directors!
Items to complete:
Establish a new banking account for our HOA
Meet with Generation3 to get the hand-off of the historical data, including: financials, current variances and such
I suspect this will probably be the five directors mentioned above or perhaps just a couple.
I am sure I am missing some items, those are the ones that I was able to recall of the top of my head.
With all of this said, I really do not think that there will be too much for our HOA to determine – our biggest expense will be lawn services.

There will be a meeting on September 29 from 7:30 – 8:30 PM at the Washington Township Recreation Center. Generation3 will be there, at this meeting our neighborhood will officially take over the HOA for Weatherstone Estates.
Actions to be completed at the meeting include:
-Elect officers for the new board
-Transfer of the HOA to residents
Details: Please bring an Entree to share (since this is a BBQ we will appreciate more meat items like Burgers, Hotdogs, Sausages, Veggies to grill), Drinks, Chairs, Blankets, disposable Plates/Forks/Napkins for your family. We will have a Grill and Firepit, more firewood and backyard games will be appreciated.
